1. Clear communication
Ask how and how often you’ll hear from the manager, and who your contact will be.
2. Proper licensing
In Montana, property managers are licensed through the Board of Realty Regulation. You can check a license online.
3. Local knowledge
Familiarity with the Bozeman rental market, local vendors and seasonal needs can be helpful.
4. A consistent screening policy
Ask for the written policy and how it follows fair-housing and other applicable laws.
5. Clear owner statements
Ask to see a sample statement.
6. Maintenance process
Ask how requests are handled and when you’ll be asked to approve work.
7. A clear agreement
Read the management agreement carefully, including fees and notice terms, and have an attorney review it if you have questions.
