A clean, well-presented home and a clear listing help prospective residents understand what you’re offering. These general tips can help.
Prepare the home
Deep cleaning, fresh paint where needed and finishing small repairs make a good first impression.
Take good photos
Bright, well-lit photos of each room and the exterior help people picture the home. Daylight photos usually work best.
Write a clear listing
Describe the home’s features, such as size, parking, laundry and pet policy, along with rent, deposit and availability date.
Keep advertising fair-housing safe
Describe the home, not the kind of person you want to rent to. Fair-housing laws limit certain wording in ads; HUD and the Montana Human Rights Bureau publish guidance.
Respond and show consistently
Use the same process for every inquiry and showing, and apply a consistent written screening policy.
How a property manager can help
Depending on the owner’s needs, a property manager’s services can include listing preparation, marketing, showings and applications.
