Our management plans can include leasing and tenant placement. Pricing depends on the home and the services chosen, so these plans are priced by custom quote.
Tier 1 · Core
Management
For owners of a single house, condo or townhome, or a duplex or triplex (up to 3 homes)
Based on owner needs and the property, this plan can include:
- Rental price review
- Listing photos & online marketing
- Showings & online applications
- Lease preparation & signing
- Move-in condition report
- Online rent collection
- Monthly owner statements
- Owner portal & year-end 1099
- Maintenance coordination
- Deposit accounting
Tier 2 · Adds to Management
Management Plus
For owners of 4-plexes and larger multifamily properties, built around the day-to-day of a shared building
Based on owner needs and the property, this plan can include:
Services from the Management plan
Plus, as needed
- Lease renewals
- Periodic condition inspections, as set in your agreement
- Inspection photos
- Eviction coordination (legal costs billed separately)
- Rent review at renewal
Tier 3 · Adds to Plus
Multifamily & Portfolio
For large individual owners, developers and portfolio investors with larger multifamily properties, several properties or new construction in lease-up
Based on owner needs and the property, this plan can include:
Services from the Management Plus plan
Plus, as needed
- A custom scope of services
- Volume or custom pricing, which may be available for qualifying larger multifamily properties and portfolios
- Owner reporting tailored to the property
- Coordination across buildings and homes in the community
- Lease-up planning for new construction
- A periodic review of the property with the owner
Owners of scattered condos or homes in different locations are welcome. Because those homes need more coordination, pricing is quoted home by home, and volume pricing is not offered for scattered homes.

How much does property management cost?
Pricing depends on the property and the services chosen. Request a custom quote, and one of our managers can walk you through pricing and the fees set out in the management agreement.
Which plan fits a multifamily property?
Our Management Plus plan is designed for 4-plexes and larger multifamily properties. Our Multifamily & Portfolio plan is designed for large individual owners, developers and portfolio investors, including new construction in lease-up. Services and pricing are set by custom quote and your written agreement.
How do repairs work?
Renters can submit requests through the online portal. We coordinate vendors within the limits set in your management agreement, and invoices appear on your monthly statement.
